General Terms and Conditions of Accommodation at Bastide de Verez

To benefit from the services offered by Bastide de Verez, we invite you to carefully read the following general terms and conditions. Booking a stay implies full and unconditional acceptance of these terms as well as the internal regulations.

 

Booking Conditions

A booking becomes effective after accepting these general terms and conditions during the online booking process and upon receipt of the deposit. Accommodations are allocated in the order that bookings are registered, but the management reserves the right to change the accommodation allocation upon arrival if necessary.

The booking of an accommodation is strictly personal and cannot be sublet or transferred without the written consent of Bastide de Verez. Minors must be accompanied by their parents or legal guardians. The occupancy capacity of the accommodations is limited, and any booking exceeding this capacity will be refused.

 

Rates and Tourist Tax

The rates indicated are valid for current bookings and include VAT. They may vary depending on the time of year. The tourist tax is set by the municipality and is subject to change; it is included in the base rate.

 

Booking, Payment & Cancellation - House Rentals:
  • Booking: A 30% deposit is required at the time of booking to confirm your stay.
  • 30 days before arrival: You will receive an email to pay the remaining amount of your rental, including the tourist tax. This email will also include a guest declaration form and a link to perform self-check-in. The total payment for the rental must be finalized then.
  • 15 days before arrival: The total payment for the rental must be finalized.
  • 5 days before arrival: A security deposit of up to 50% of the total VAT-exclusive amount of the booking is required.

Cancellation: Depending on the season and in accordance with the contractual provisions, either the deposit or the total amount of the rental will be retained.

  • More than 30 days before arrival: 30% deposit retained
  • Less than 30 days before arrival: No refund, the total amount is due.
Booking and Payment - Bed and Breakfast and Studio:
  • Payment: Full payment online or payment on site with a 10% surcharge.

Cancellation:

  • More than 15 days before arrival: Full refund
  • Less than 15 days before arrival: No refund, the total amount is due.
Stay Conditions

The tenant is required to respect the peaceful nature of the premises and to use them in accordance with their purpose. Children are the exclusive responsibility of their parents or accompanying adults. Bastide de Verez disclaims any responsibility in case of theft, fire, weather events, or other incidents affecting the tenant’s belongings.

 

Security Deposits and Cleaning

When renting houses or privatizing the estate, a security deposit of up to 50% VAT-exclusive of the total amount of the stay will be taken by credit card imprint or made by bank transfer, 5 days before the tenant's arrival.

You will be notified as soon as the amount of the deposit is confirmed.

This deposit will be released within 7 days following departure, minus any potential costs of repair if damages are noted. Upon your departure, we do not perform a state of the property; the check of the rental will be done by our housekeepers during cleaning.

  • If the houses are left in the expected tidy condition and without damage, the bank deposit will be returned or the imprint will be cancelled.
  • In case of material damage or houses left in unsatisfactory tidying and cleaning conditions, we will deduct the amount related to the repair.

Any major damage not reported within 24 hours of your arrival will be at your charge.

 

Arrival and Departure

Departure must take place before 11 am on the last day of the stay. In case of delay, a penalty of €200 will be applied and deducted from the deposit.

 

During the Stay

Each titled tenant is responsible for any disturbances and nuisances caused by people staying with them or visiting them.

Children must always be accompanied by an adult when using the pool, for their safety. If the pool is not privatized, your children must be supervised quietly and respect other guests.

 

Visitors and Supplements

Subject to acceptance by the management, visitors may be admitted to the estate under the responsibility of the tenants hosting them. For a day visit, a supplement of €20 per person is applied. If visitors stay overnight because rooms/beds are available, a supplement of €50 per person per night will be requested, subject to prior authorization.

Visitors must report to the estate manager for registration; their host is invited to welcome them at the entrance of the estate. Depending on the capacity of the premises, management reserves the right to accept or refuse entry to visitors.

In any case, visitors must leave the premises no later than 11 pm for day visits. Parking spaces may be offered to visitors depending on availability and must also be vacated by 11 pm.

Other Important Information

Barbecues Apart from in the summer kitchen of the bastide, barbecues are strictly prohibited. Only electric planchas are allowed.

 

Pets

Upon authorization, small dogs under 10 kg are welcome at Bastide de Verez, for a supplement of €20 per stay per animal. The request must be made at the time of booking and validated by the management.

Your companion must be calm and sociable, non-reactive towards humans and other dogs, meaning capable of interacting with other guests and animals without showing signs of aggression or anxiety (such as excessive barking, growling, or attempting to bite).

They must be kept on a leash within the premises of the Bastide, and droppings must be picked up.

For hygiene reasons, dogs are not allowed in the pools. We remain at your disposal for any questions concerning your animal's stay.

 

Disputes and Responsibilities

In case of a dispute, jurisdiction is assigned to the courts of the area where Bastide de Verez is located. Any claim regarding non-conformity of services compared to contractual commitments must be reported in writing via a registered letter with acknowledgment of receipt (LRAR) to Bastide de Verez.

 

Legal Responsibilities & Disputes

The client expressly acknowledges that Bastide de Verez cannot be held responsible for erroneous information provided by its partners or by third parties, as well as on any paper or digital medium (brochures, website, social networks) concerning the Bastide, particularly regarding photos, activities, services, and operational periods.

All photos and descriptions appearing in brochures, on the Bastide de Verez website, social networks, or partner sites are non-binding and provided for information purposes only.

It is possible that some activities or facilities mentioned may be unavailable, especially for economic, climatic reasons or in cases of force majeure, as defined by French courts.

 

Image Rights

Bastide de Verez, as well as any person mandated by it, reserves the right to use any photographic, video, audio recording, or other media in which you may appear, for future publications. This authorization also applies to persons staying with you and is solely intended to promote the activities and image of Bastide. Under no circumstances will this infringe upon your reputation. This authorization is granted free of charge, for a duration of five years, and in all countries.
